This high-quality mixed-tenure development will deliver 66 one- and two-bedroom homes for over-55s, accommodating up to 80 residents. Designed with accessibility, comfort, and sustainability in mind, the scheme includes a communal lounge, multipurpose room, two lifts, EV charging points, disabled parking, and cycle and motorbike storage. Homes feature adapted kitchens, hoist-adaptable bathrooms, a Salto telecoms system, and all-electric heating and hot water. Mercia Place follows an ‘Independent Living Lite’ model—designed for older adults or individuals with disabilities who are able to live independently but may benefit from occasional support, providing a safe, comfortable environment that supports autonomy with tailored services when needed. As the first development of its size to achieve an EPC-B rating, it sets a new benchmark for energy efficiency and legislative compliance. In line with its strong social value commitment, the project includes a £10,000 donation to five local charities, each chosen for their positive impact on the local community—underscoring the development’s focus on delivering both high-quality housing and long-term social benefit.
